A 24-level tower,
controlled from one system.

Torelo is building a 24-level residential tower. ARMKU works inside its development team and runs the project on open-source Odoo: a schedule tied to every purchase order, daily reports on cash, inventory and suppliers, rebar cut plans for every level, and AI that reads the invoices. Payroll, bank reconciliation and buyer collections are built, tested and going live in phases.

What we built

Six parts of the project, on one system.

In daily use: running in Torelo's production system today. Built and tested: passed its full test on a copy of production data, going live in phases.

Construction and schedule control

In daily use
  • Every schedule task carries its purchase orders, its start date and its estimated cost.
  • A Gantt chart and a weekly cash-flow projection built from those dates and orders, refreshed every day.
  • Site meeting minutes consolidated, so recurring blockers are tracked from one meeting to the next.
  • An on-site attendance kiosk with a live headcount, updated every 5 minutes.

Rebar and materials optimization

In daily use
  • Takes the cut list from the structural drawings plus the leftover bars in the warehouse.
  • Returns the purchase list by diameter and length, the cutting plan, the bending schedule and the order of work by phase.
  • Usable offcuts carry over to the next level's estimate, and every plan reports its own waste.
  • Used for the basements, every level from 2 to 24 and the social hall. Now an exact mathematical optimizer, with a web version the site team runs on its own.

Purchasing, inventory and suppliers

In daily use
  • A supplier dashboard: for each supplier, what was ordered, received, invoiced, paid and still owed.
  • A daily inventory report: stock on hand, demand from the work, real availability, reorder points and alerts.
  • Every material movement tagged by purpose and cost centre, with an explorer to trace any of them.
  • A daily purchase order report, so nothing ordered goes unnoticed.

AI for invoices and paperwork

In daily use
  • The AI scanner reads supplier invoices, receipts and quotes and creates the purchase order, the bill and the e-invoice record in Odoo.
  • Electronic invoices attached to their purchase orders and supplier bills.
  • The rule: AI proposes, a person approves.

Payroll for the site crew

Built and tested · rolling out
  • Bi-weekly payroll fed by the site attendance kiosk, under local labor law: absences, rest days, social security, income tax, legally required bonuses, settlements and advances.
  • Payslips signed by link on the phone or at the kiosk with a PIN.
  • Ready-made exports for social security, the tax authority and the salary ledger, for two companies.
  • 244 of 244 end-to-end checks passed on a full copy of production.

Banks, e-invoices and buyer collections

Built and tested · rolling out
  • An inbox for received e-invoices, from email, XML files and the tax authority's monthly export, matched to supplier bills.
  • Bank statements imported from PDF, Excel or CSV, in local currency and dollars, reconciled automatically with a queue for anything to verify.
  • Trial on real data: 373 of 656 bank lines matched automatically, with zero errors.
  • Buyer payment plans connected to the bank in real time: payments post instantly, can't be counted twice and never get lost.
  • Investment proposals for apartment buyers, with the payment structure and a levelled monthly payment over 10 to 30 years.

And the analysis behind the sales plan

A market and pricing study with a Monte Carlo absorption model, so the launch price and the sales pace were tested against many scenarios, not one guess.

Nothing reaches production on faith.

A full copy to test on

Payroll, banking and collections were tested on a full copy of Torelo's production data, rebuilt with the exact production recipe.

Written procedures

Every change has a backup, a step-by-step production recipe and a rollback.

Phased rollout

New modules go live one at a time, when the data and the people are ready.

Daily history

Reports are archived every day: more than 300 days of history to compare against.

One source of truth

Schedule, purchases, inventory and payments read the same data, so the reports agree with each other.

Open source, no per-user fees

Odoo Community on Torelo's own server. The data and the code belong to Torelo.
